Deluxe Holiday Homes House Rules

1. RESIDENTIAL COMMUNITY

All Deluxe Holiday Homes Properties are located in residential communities intended for family living rather than business or commercial activities. Guests and Visitors must behave responsibly and refrain from any illegal or disruptive behaviors.

2. GUESTS AND VISITORS

All Guests and Visitors must be registered with the Operator at least 24 hours in advance. Children under 14 must be supervised at all times in shared facilities. The behavior of Visitors is the responsibility of the Guest who invited them, and Visitors must depart the Property by or before midnight unless otherwise stated.

3. ADDITIONAL RESPONSIBILITIES

Guests must note that these are residential units, not hotels, and there may be no concierge or bellhop service. Amenities (pool, spa, gym) are used at one’s own risk and per community rules. Guests should inspect the Property upon check-in and report any missing, broken, or stained items within 24 hours.

4. NOISE/DISTURBANCE TO NEIGHBORS

Guests must not create noise that disturbs neighbors, especially between 10:00 PM and 8:00 AM. Noise is excessive if heard by neighbors with their doors and windows closed. Guests must not use or enter any neighbor’s premises or personal property.

5. GATHERINGS OR FUNCTIONS

Parties, events, or commercial functions are strictly prohibited unless explicitly approved in writing. Violations may result in immediate eviction.

6. USE OF COMMUNITY FACILITIES

Guests must follow posted or notified hours for communal facilities such as pools, gyms, and spas. Glassware is not allowed near the pool or spa. Children must be closely supervised at all times.

7. CHECK-IN AND CHECK-OUT PROCEDURES

Standard check-in for apartments is 2:00 PM and for villas is 3:00 PM, while check-out is 11:00 AM for apartments and 12:00 PM for villas, unless otherwise agreed. Unauthorized late departures may incur fees equal to a full night’s stay. If absent for more than seven consecutive days, Guests must inform the Operator for periodic inspections.

8. BARBEQUE

Barbeques are not allowed in any apartment or on balconies/terraces. They may only be conducted in designated community areas if such amenities are offered and pre-approved.

9. SMOKING

Smoking indoors is strictly prohibited. Shisha/hookah are likewise banned indoors or outdoors for safety reasons. Violations may result in a minimum cleaning fee of AED 2,500 for apartments or AED 5,000 for villas.

10. NO PET POLICY

Only specific properties accept pets, subject to an approved Pet Addendum and the payment of a Pet Fee. Unauthorized pets may lead to eviction and additional penalties.

11. ALTERATIONS

No structural or decorative modifications to the Property are allowed without the written consent of the Operator.

12. WASTE DISPOSAL

Garbage must be disposed of according to community rules, using designated bins or waste rooms. Guests must not leave trash in common areas.

13. PARKING

Guests and Visitors must comply with community parking regulations and only park in designated spots. The Operator is not responsible for vehicle damages or towing costs incurred due to violations.

14. EMERGENCY CONTACTS

For any property-related emergencies (e.g., leaks, power outages), promptly call +971 4 384 8535 or the relevant number provided by the Operator.

15. DEFINITIONS (HOUSE RULES)

VAT means the 5% Value Added Tax; DTCM refers to Dubai’s Department of Tourism and Commerce Marketing; DED is Dubai’s Department of Economic Development; TDF is the Tourism Dirham Fee; PSC is the 15% Property Service Charge if applicable.
