Yes. Many of our villas accept short stays, and a number of them can be booked for a single night. Minimum stay is set per villa — some accept one night, others start at three or seven — and the calendar on each villa page shows exactly what that villa allows once you pick your dates.

We offer daily villa rentals. You can book by the night, by the week or by the month. The nightly rate falls as the stay gets longer, so a week or a month works out cheaper per night than a few days.

A large share of our portfolio has its own private pool rather than a shared one — including villas on Palm Jumeirah, in Jumeirah Golf Estates, Arabian Ranches, Dubai Hills, Nad Al Sheba and Emirates Hills, plus the beachfront villas in Fujairah. Yes. Alongside the Dubai villas we manage beachfront and mountain-view villas in Fujairah, including Al Dana Villas in Sharm and properties near Al Bidyah. Both emirates are shown together on this page — filter by Area if you want one or the other.

Yes. The rates you see include utilities and taxes — electricity, water, cooling and internet are covered, and 5% VAT is included in the total shown at checkout. There are no separate utility bills to settle at the end of your stay.

Yes, a refundable security deposit applies — AED 2,000 on most villas. It is held against damage and returned after check-out once the villa has been inspected. It is shown separately from your stay total, so it is never hidden inside the nightly rate.

Our villas sleep anywhere from 5 to 19 guests depending on the property. Each listing shows the maximum number of guests, bedrooms and bathrooms on the card, and you can set the number of guests in the search filters to see only villas that fit your group.

Yes. We have four, five and six-bedroom villas, many with an assistant or maid's room, that comfortably hold large families or several families travelling together. Filter by Bedrooms above to see the larger villas only.

Yes, and the saving is automatic. Longer bookings carry a lower nightly rate — roughly 5% off at three nights, around 11% at a week, and up to about 14% for a month. For extended stays our reservations team can often improve on that, so it is worth asking.

A holiday home gives you the whole villa — private pool, full kitchen, living space, garden and parking — rather than a room. For families and groups it usually costs less per person than several hotel rooms, and you get privacy, space to cook and somewhere for children to play.

Yes — everything we operate is fully legal. In Dubai, every one of our properties holds its own individual holiday home licence, as Dubai regulation requires. Fujairah has no individual licensing law yet, so licensing there works at company level: we are one of the very few companies holding a trade licence to operate holiday homes in Fujairah.

A full deep clean is included before you arrive (and after checkout), with fresh linen and towels provided. Daily cleaning or housekeeping during your stay is available at an extra fee — ask our reservations team when you book.

Yes. Our villas have private parking on the property, typically for two or more cars, which is one of the practical advantages of a villa over an apartment or hotel.

It varies by community. Palm Jumeirah and Emaar Beachfront villas are on or moments from the sand, while Arabian Ranches, Dubai Hills and Nad Al Sheba are inland with easy road access to Downtown Dubai, Dubai Mall and Burj Khalifa. Each listing states its location and nearby landmarks.

In Dubai, no — the residential communities our villas are in do not allow parties or gatherings. In Fujairah, yes: family gatherings are welcome as long as house rules and community rules are followed. We ask all guests to treat the villa and its neighbours with respect — excessive mess can carry an extra cleaning charge.

Cancellation is free up to 30 days before check-in — this applies to every property, in Dubai and Fujairah alike. Within 30 days of check-in, cancellations are no longer free of charge; contact our reservations team and they will talk you through the options for your booking.

Yes. Monthly stays are among our most popular options, and they carry the deepest discount on the nightly rate. Our Monthly Stays page is built specifically for stays of around a month or longer.
